Stonebridge Parking Regulations

Maintaining Safety and Order Across Our Community
 
These Rules and Regulations for Common Area Parking are designed to alleviate parking issues due to the limited number of parking spaces. By following these Rules and Regulations, residents, guests, and tenants of Stonebridge Cluster will have a more pleasant stay and avoid fines and towing charges.

General Rules

No trucks, trailers, mobile homes, motor homes, truck campers, detached camper units, boats, or commercial vehicles shall be kept, placed, stored, or maintained upon any Residential Lot or upon the Common Area (including parking areas) in such manner that such vehicle, boat, or unit is visible from other Residential Lots, the Common Area, or adjacent roadways. The “trucks” limitation shall apply to heavy and/or medium-duty trucks.

Driveways and assigned parking spaces belong to and are maintained by the Association but are intended for the specific use of a unit Owner whose area they serve. Visitor parking spaces are General Common Elements designed for guests only. Improperly parked vehicles blocking access or parked in one of the spaces belonging to an Owner are subject to immediate towing without notice.

Guest parking is limited to 72 consecutive hours. Please notify the Managing Agent in writing, for approval, if additional days are required.

Vehicles shall be parked in designated parking areas. Vehicles should never be parked in such a manner as to impede traffic flow or prevent ready access by emergency equipment.

Repairs, maintenance, or servicing of vehicles or recreational equipment is not permitted in the common areas.

Unauthorized and abandoned vehicles will be towed at the Owner’s expense. Vehicles with expired license plates, flat tires, or that are in a state of disrepair are prohibited from being parked on the property. Vehicles that are parked in violation of the Rules & Regulations are subject to booting and/or towing without notice at the Owner’s expense.

Parking Space Allotments and Restrictions

There is private space for two vehicles per residential unit: one vehicle in their garage and the other in their driveway or assigned outdoor parking space.

Visitor parking spaces are not to be occupied by resident vehicles. Visitor spaces are reserved for visitors only. A “resident vehicle” is defined as any vehicle parked anywhere in Stonebridge for more than 20 days in any twelve-month period.

A vehicle with a significant fluid leak is prohibited from being parked in the parking lots. It must be moved to the unit Owner’s garage until the leak has been repaired.

Out of concern for safety, children are not permitted to play in parking lots.

Vehicle Registration and Permits

All resident Owners and Long-Term Tenants must register their vehicles with the management company. Owners are permitted to have two (2) vehicles per unit. The Management Company will issue Owners 2 parking permits (2/unit).

  • One permit is for the vehicle they park in their garage, and the other is for the vehicle parked in their designated parking spot.
  • Owners will be issued a temporary Visitor parking permit for the use of one unassigned Visitor spot on a first-come, first-served basis. A Visitor is considered to be not more than 72 hours.
  • Replacement parking permits cost $25 each and will be charged to the Owner of the unit.


Any vehicle belonging to an Owner, family member, tenant, or visitor of an Owner must display a parking permit in the front windshield designating a registration number that corresponds to a Unit. Owners will be issued 2 permanent parking permits (2/unit) and must display that permit on the front dashboard of their vehicle in order to avoid fines or towing. One temporary Visitor parking permit may be issued for visitors and renters based on a first-come, first-served basis.

  • No unit may use more than two parking spaces at one time (this includes the unit’s designated space plus an unassigned guest spot).


Visitor parking permits must be displayed on the vehicle’s dash within 30 minutes of arrival at Stonebridge.

Towing and Snow Removal

No vehicles are to be parked anywhere on Stonebridge property except in designated parking spots. No parking is permitted on any other common areas. Absolutely no vehicle shall be parked in or travel across landscaped areas.

To facilitate snow removal, each Owner, guest, invitee, tenant, etc., is responsible for moving their vehicle during the winter months on a daily basis following each snowfall in excess of two (2) inches. Any vehicle not moved will be tagged with a 24-hour warning notice, and if not moved, will be towed at the Owner’s expense.

Tenant and Visitor Compliance

Due to limited parking spaces, tenants are restricted to two vehicles per unit.

  • Short-term tenants will use the parking passes issued to the Owner of the unit they are renting.
  • Tenants and Owners who do not adhere to this rule are subject to fines and towing charges.


No inoperable vehicle, vehicle under repair, mobile home, trailer, recreational vehicle, snowmobile, truck topper, snowplow, boat, or construction equipment shall be permitted to park in any of the parking areas.

  • No overnight “camping” is allowed in any vehicles. Violators will be ticketed and towed at the Owner’s expense.

Immediate Towing Scenarios

Vehicles may be towed without warning under these circumstances:

  • The vehicle owner or operator has received two previous notices for parking inappropriately in the same manner.
  • The vehicle is being repossessed.
  • The removal is authorized by a court order, peace officer, or operation of law.
  • The vehicle blocks a driveway or roadway.
  • The vehicle is parked in a disability parking space without an appropriate placard/plate.
  • The vehicle is parked in a fire zone.
  • The vehicle is parked in another resident’s designated parking space without permission.
  • The vehicle is parked without authorization in a lot marked for the exclusive use of residents or invited guests (e.g., without a required parking permit).
